Some people are under the impressions that only for sale by owner sellers need the services of an agent. An agent can be used by a buyer too. If you are looking for a home for your family and you do not have the time or the aptitude to look for a home, then you need to delegate this function to these valuable people. A real estate agent knows where to get you the specifications you want.

You need to specify all you need and you need to offer a good starting price. A good agent is reputable and the services are in the reach by individuals. An agent, especially one who is more experienced has done the entire math and knows all the statistics. He knows where to get which kind of home and how much it will sell for. You can rely on the estimation of the real estate agent as they have been in the business for quite some time. The more experienced the real estate agent the better.

The agent will be able to schedule for you a view of the home on sale at the time that is convenient for you and not at the convenience of the seller. The problem with being at the mercy of the seller is that his time may never be convenient for you and you may end up settling for something lees because you did not have that much of a choice.

A good agent will negotiate the selling price for you if negotiating is not\ one of your strongest abilities. He will be able to seal the deal for you even in your absence so long as you have seen the home and you have decided to buy it. An owner will most likely over price the home since he wants to save a lot of money
